We are solely a home listing service where we provide an online venue for Homeowners and Travelers (collectively referred to as "Members", "Users") to rent a home (as a Traveler/Guest) and/or rent out a home (as a Homeowner/Host). We are not property managers and brokers. We do not own and plan to engage in the rental process of any of the homes listed on our website and we are not partial to any home listing or Member.

You have the sole responsibility to find and learn about other Members of our website to confirm their purported identity and the validity and accuracy of each home which they may list for rent. We do not participate in the interaction between/among our Members and thus do not assume any responsibility of Members' behaviors or the accuracy of information they provide. Feel free to directly and thoroughly communicate with other Members as well as use the feedback, profile and home listing pages to verify the background and reputation of others.

As a Traveler, you agree to be a respectful guest, abide by high standards or professionalism and consideration and follow rules including, but not limited to, leaving the home in the condition in which you found it. As a Homeowner, you agree to be a gracious host, maintain high levels of transparency, honesty, fairness and care and fulfill all aspects of renting out your home to Travelers including, but not limited to, providing a safe and comfortable accommodation and being responsive to Travelers' questions and concerns.

You agree to protect personal information which you may collect from and about other Members and may never sell, rent or share it without proper consent from the other Members. You have the sole responsibility for the misuse, damage or loss for such information. Upon review and request of other Members, you agree to disclose or dispose information you have about such Members.

We are not responsible for damage, harm, costs, fees or loss from your interactions with other Members. You have the sole responsibility to resolve any disputes which you may have with other Members. We reserve the right, but have no obligation, to intervene in your interactions with other Members and take any action we feel necessary to maintain the integrity of our website.

By using our website, you forever release, remise and discharge us, and any person or entity that may work or have worked with and for us, from any costs, fees, claims, obligations, disbursements, damages or any other liabilities of any nature whatsoever which may arise from or relate to, now or in the future, your association with and usage of our website. If you are a California resident, you waive California Civil Code Section 1542. You agree to indemnify and hold us and our website and any person or entity that may work or have worked with and for us, harmless from and against any and all liabilities incurred by any and all of us in connection to your association with and usage of our website.

When you use our website, please act responsibly, maintain proper conduct, use professional standards and exercise good judgment at all times. Your behavior and conduct on our website will meet any and all local, city, county, state, national and international laws and regulations.

You agree to keep your username and password secure and confidential to you. Never disclose your account information to unauthorized persons. You have the sole responsibility for any and all damages, loss, fees, or transactions made by persons using your account information without your knowledge or permission.

By visiting our website and registering as a Member, you may provide to us information about yourself, your home, other Members or other Members' homes. By submitting this information, you grant to us the perpetual, worldwide and non-exclusive right and license to use, display, modify, reproduce, organize, photocopy, distribute or promote your information. You attest that you have the right to grant us this license. This information may include, but not limited to, words, photos, trademarks, service marks and other content which may be deemed proprietary, that you may enter and save on our website. You agree to review and edit your information on an as-needed basis. You may not enter and save information on our website that may be considered inappropriate or an infringement to the right of another person or entity. We reserve the right, but not the obligation, to take any action with your information that we may feel necessary to maintain the integrity of our website. We also reserve the right to not save in our system or display on our website any content from you. You agree to forever hold us harmless for any breach of this section.

We do not endorse, recommend or approve any content from third-party website hyperlinked from the website. Local Bigwig will have no liability to any person or entity for the content or use of the content available through such hyperlink.

The information and materials on the website could include technical inaccuracies or typographical errors. Changes are periodically made to the information contained herein. We foster open communication and thus, allow our Members to exchange personal contact information and to speak and meet outside of our site to discuss details about a possible home rental.

As a homeowner who has listed a home for rent, you are obligated to encourage Travelers to pay for their stay via the Booking and Payment process on our site. You agree to pay our then-current percentage fees for each Traveler's stay. In the case that payment is made for a short-term stay outside of our site, you are obligated to contact us to remit to us our then-current percentage fees. From the rental income that you generate, you have the sole responsibility to research and determine your tax obligations per the tax rules in your home locality and country. We do not provide any tax advice to our Members.

As a Traveler who finds a home rental listing that you want to rent, you will be asked to provide your credit card information and billing address. We will obtain a pre-authorization on your card for the total rental amount, but not charge your card at the time, so we may validate that you have the necessary amount of funds to complete the transaction and that you have entered a valid payment form. If and when the homeowner accepts your reservation request and your payment, we will then charge your credit card at that time for the proper rental amount. If the homeowner does not respond or declines your reservation request and payment, we will release the pre-authorization on your card and no charges will be made. In the case of cancellation, Local Bigwig will return the funds to you in accordance with posted cancellation policies.

We reserve the right, but not the obligation, to modify your access to our website. If we decide to modify your access, we do not have the obligation to provide you notice or to pay or reimburse you for any claimed expenses, loss or damage.

We also reserve the right to modify or discontinue the service that we provide without liability to you and without any required notice, of any length of time, to any and all Users of our website. We do not warrant that our website will meet your requirements or that our website will be systematically error-free, uninterrupted, secure or available to be accessed at all times.
